€14,000,000 - Truck Stop/Gas Station/Grocery Chain
This deal took place in the Midwest (USA) encompassing 18 gas station/stores located in 3 states. This commercial loan was structured at a 75% Loan to Value (LTV) ratio and had partial releases given for each property owned. This Borrower received approximately € 3,906,250 cash out to be used for improvements and the acquisition of two other properties included in this deal.

€ 3,100,000 - Residential Property Acquisition
This West Coast (USA) deal reflected a private money takeout involving an individual who did not presently own the property in question. His ex-wife had lost the property to foreclosure. Fortunately, we were able to stop the sale from being completed and structured a deal which enabled the ex-husband to purchase the existing note by using the equity value in the property. This deal was fulfilled at a 55% LTV and without requiring any money down.
€ 1,050,000 - Residential Construction Completion
This deal occurred in the Pacific Northwest (USA) and was a Stated Income “Verified Asset Construction Completion Loan”. We were able to pay off the existing Construction Note and provide the client with € 273,400 Cash Out to pay off debt owed to a private party. The LTV was 65% which included the cash out and covered all closing costs.
€ 7,800,000 - Residential Sale Option
This West Coast (USA) deal was valued at € 15,625,000. The builder was a high end developer who had a local celebrity client who wanted to purchase the property (with an option). The client needed a bridge loan to satisfy the note with his existing lender. We were able to finance that note with a carried contract at a 50% LTV.

€ 2,500,000 - Apartment Complex Construction Financing
This deal took place in the Pacific Northwest (USA) with the client’s requirement of €2,500,000.00 to finance the construction of a 120 Unit Apartment Complex. We provided the financing with a 65% LTV which will enable the client to complete construction in late 2010.
